Have you spoken with the landlord?
What was the arrangement with the space and the old tenant?
If the garage or shed was rented to the old tenant and they gave you a spot to store things, then you may have a problem unless your landlord can speak to the new tenant about it.

If this storage space has been made available to all residents on the property, then you have a right to that space and the new tenant is in the wrong.

Either way, call your landlord.
