North East Modesto, Oakdale, Ripon, Turlock.

Manteca is a litle far, plenty of great places to live closer to Ceres. Which isn't a really terrible place seeing as how you come from Houston, you should be plenty fine with us mehicans by now. LOL

I'd echo Oakdale and perhaps Riverbank. At least with Oakdale, there's a bit of topography instead of flatlands.

Here is another thread with information on the same subject. Perhaps you will find some helpful information. Turlock is a pretty good place. All that area has grown over the past decade. Not your sleepy little town of yesteryear.

Move to Turlock,CA

Oakdale and Escalon are east of Modesto and good areas, as well. A trip to California to look around would be your best option. It would give you a better idea of the area and what you might like. Maybe soon so you'll get a chance to experience the heat of summer, too. The temps vary by regions. Best of luck to you in your search.
