A few things,

The poster that said get a perc first is absolutely correct. Your well needs to be X distance away from the septic system. You don't want to drill a well and then find out your only place to put the septic system is too close to the well.

For the poster that said not to trust a real estate person.......well (sigh)..... but the well drillers definitely have a handle on the relative ease of drilling and production. In my area typical depth is about 350 feet and production varies all over the place from 4GPM to over 200GPM by virtue of the geology.

For the poster who claimed 20K as an number for the cost of the well, I think that's a fantasy number unless the depth is about 1000 feet. Around here the cost is about $17 per foot for the well and, depending on the pump, another $1500 to $2000 for the pump and fittings. Well drillers here say "no water/no pay".

For the poster who asked about financing such an improvement, most people realize when they buy land that a well is going to have to be drilled and included that in their budget. Since most land is purchased for cash (I know there's exceptions to that, don't start) people generally leave some money in their pockets for the well and septic systems or plan on saving that money over time before they construct a home or even use a construction loan to finance the well along with the rest of the home.

For the inbred comment(s). Those are just about as accurate as saying everyone in SF is gay and IMHO just as ignorant.

I gave that number...

Included nice well house (2000) and pump maybe solar/electric (3000), filtration system 2500-4000.. treatment).. line to house(250-500).. permit and testing(depends on county).. for a high quality well 300 plus feet

I dont think its totally out of line... used to be 7500 but skyrocketed over the past couple of years

We're thinking of relocation to Yreka,Ca. There's a piece of property right outside of town, that is 2/3 acre, with a tiny mobile home on it. Great little piece of property, with community water, and a septic. The mobile home is not on a foundation. We want to take it out if we purchase the property, and have a nice new manufactured home put in instead. I imagine this would mean a bigger septic system. Is this complicated. We are definitely city people. Thanks. KT

I've spent a lot of time in Yreka, living in nearby Medford. There really, truly, isn't much to do there. A very small JC Penny, a wal-mart and a few local shops. A lot of the locals say they often travel up my way for a real shopping/entertainment experience. FYI, it's 50 miles from Yreka to Medford. It's easy to say you want to try small town mountain life, it's another thing to actually live it.

I'd suggest crossing the border into southern oregon. Medford metro has well over 100,000 residents, complete with malls, shopping centers, movie theaters and anything else you'd find in a large city.

Default KRCE Pros and Cons

After reading misinformation in a few of these columns I had to share some info on KRCE. KRCE offers a very rare and unique opportunity to own build able acreage in the rolling hills around the Klamath River. This 6,000 acre subdivision would never be allowed by todays tight policies on development along waterways. Where else can you find acreage for $5 to $10k an acre thats 15 min to town and 20 min to Ashland(Great town famous for it's Shakespearean festival). One of the most unique features of owning a parcel here is the subdivision comes with a nice full hookup RV park with swimming pool available to owners. My advice: 1st... do your real research at the Siskiyou County website, not on my advice or these other comments. 2nd...Wells range widely. Choose a parcel way up on the mountaintop and you may have to go deep. Most parcels in the basin don't have to be so deep. Water quality varies anywhere in the world but there are outstanding filtration systems for $1100 that solve anything. 3rd... Septic. If a lot didn't perk once before it doesn't mean it wont. You can try different locations and there are low cost engineered systems out there if it still cant pass. 4th...These small communities are home to some of the finest, most loving and enjoyable people I've ever met. I'm yet to have a Sasquatch or evil gold miner encounter!
