If you are looking for and comfortable with MFG. housing prices in parks then that would let you out for buying land and building on it. That is very expensive here.

Chico, Yuba City, Marysville, has very good MFG. housing parks on mostly flat land.
Oroville and Redding can be flat or rolling. to cute windy semi steep roads like in Mountain Shadows mobile home park in Redding.

There are Mobile home parks all over the valley. Take your pick. Average space rent is 325-600.00 a month, maybe more...?

There is always a lot of them for sale and the family parks are usually the worst. Adults parks and senoir parks are the best. Quiet and clean.

Some of the nicer parks you own the land and can have garages and large sheds etc. Lots of CC& R's though. They cost what a new home would cost.

You could also buy a huge toy hauler and stay in any of the RV travel parks and some mobile home parks also have a few spaces set aside for rv's, and keep everything else in storage.

Then you can look around and see which area you want to buy land in ( if you can afford that) or which mobile home park in which town you like best.

It would be a good base camp and you can move freely for awhile especially if looking for work, you could just move to the area in which you get a job.

The only flat land is on the valley floor or flat to gently rolling meadows in the hills and valleys and they are CHOICE!! Everything else is rolling hills to steep wooded areas like paradise.

You are not going to get much fresh air in the valley. Smog is terrible most of the time. We love Breezy days because it blows it away. You cannot burn fireplaces in Chico during the nov/dec hoildays it is usally red alert days, I am not sure if that is only when they say red alert days or all through the months??? You have to go up into hills and mountains to get away from the valley smog so allergies and asthma are rampant here. Red Bluff and Redding also have inversions...I would think most of the valley floor towns do...We all hate that part of living here.

Check out Plymouth in Amador county, about 40 miles east of Sacramento. It's located in the Sierra foothills at a slightly higher altitude than Sacramento so the summers are a little cooler than in Sacramento. It usually rains in the winter - snow is very rare. Nearby (to the east) is the Shenandoah Valley which is a grape growing region full of wineries. Lake Tahoe is probably less than 2 hours away. Plymouth California - Heart of California's Gold Country and Foothill Wineries.. Since Plymouth is a small town, there isn't much there in the way of shopping or other things, but Sacramento is about 45 minutes away.

We found a beautiful little place in the north east corner of California. It is right on the Oregon border. We have 2 acres and we built a beautiful 3 bed 2 bath house on it. We have a fantastic view of Goose Lake and it is about 5 minutes across hwy 395 to the mountains and wonderful little lakes and streams. The fishing and hiking and hunting are fantastic. Goose Lake is a migration stop for all kinds of birds. Swan, Snow geese, Canadian geese, etc. We have deer in our yard and Elk in the mountains. If you are looking for a place like this we are selling our house it is only 1yr old and we are asking $270,000. You won't find anything like this any where else in California.
We are going to build a smaller house for us on the lot next to us.

I have been researching different areas in Calif. also and the Gold Country does seem to be cheaper than the coastal areas and has nicer weather than the Valley.
Check out Folsom as it appears to have some jobs. Close to Tahoe and Sacto if you need a bigger city.
I like Placerville also!
