Hi all, My wife and I currently own a place in Oakland but we're tired of city life and want a small homestead. We took the day today to drive up to Lake County and check out each town and surrounding areas. We really liked Lakeport (highly recommend their museum also, really interesting). We've found listings for several 5-15acre properties for somewhat reasonable amounts and while cruising around today we saw lots and lots of for sale signs. Makes me wonder, why is everyone looking to sell?
Second, like the rest of California, the county looked DRY. It was our first time up there and we probably saw it at its worst. The hills looked like they do in the dead of summer but also the trees and grapes were leafless. Still a pretty area despite all that but wouldn't want to live there if thats how it looked all the time. No way to know if this lack of rain is the new normal or not.

With that said, curious what your thoughts are in general

lake county has a bad reputation - lots of drugs. there are hidden gems in lake county: hidden valley lake, cobb, i think konocti as well. you can find a nice place in a nice neighborhood, but it will pay to be a picky shopper in this county.

i've never been in lake county that the hills WEREN'T dry. typically neighboring sonoma county is green for about 6 months out of the year. lake county is hotter than sonoma county, therefore the hills are drier.

Drugs, meth specifically is an issue. It is a bit of a depressed area. There have been 'a lot' of for sale signs for 20 years.
Usually we would have had plenty of rain by now. So you have seen the area in an unusual state. Also, the area suffered from a big fire a while ago.
I'm not totally familiar with all the communities around the lake, but I do hear all the news. All kinds of problems.
However, as has been said, there are gems. I really like Potter Valley.

Check out Hidden Valley Lake, OP. It's a gated community, but still affordable.

Dan I agree, it's time you move from the city. BTW..grapes and trees do loose their leaves in the winter.
