Hello!

I want to learn as much as possible about renovating/flipping/remodeling a house. I know there is a lot involved, but I just want to get a couple things covered.

SCHEDULING...
What parts of the remodeling should be covered first to last? What parts of the house should be tackled before others? For example, I know the pool plastering should be done before the decking around the pool, but should the pool be done before or after the main house, etc?

You should probably find a successful flipper to intern for if you really want to learn the business. That is, unless you have a ton of your own cash you can learn (and make mistakes) with.

Every property is unique. Every project different. Handle the major mechanical stuff first. Plumbing etc next, cosmetics last. I tend to go with painting the inside, ceilings first, then replace the floor coverings, I paint the outside last.

The fact that you have to ask these fundamental questions tells me you may need to rethink the house flipping business.
This is the worst kind of housing market to be in if you know what you are doing. If you have never remodeled a house you are in for a real up hill battle.
There are a lot of seasoned contractors that wouldn’t get into house flipping, especially in this market.

I think everybody knows it's a bad market for this business. I figure I can learn about it now so that when the right market does come I will be more prepared and ready. By having the fundamentals down I will be one step ahead of the game when that time comes.
