Okay, I'm seriously looking into vacant lots in California (only where there's a deal to be had).

I'm looking at two in SLO county. One is out east near Soda Lake. It's just north of the Carizzo Plains. There is nothing out there, is there? I think there's a solar farm. It's closer to I-5 than to SLO or the coast. Not too desirable, but cheap. What do you all think of it out there? What are your thoughts on Santa Margarita?

The other is in Cambria. It's a small lot and right now, I can't build on the lot. It's 50X70ft. I could build a really low impact, small A-frame house here. I would need water approval to start building. Thoughts on this area. It's about a mile to the coast. Any idea on how difficult it is to get a water approval? I'm single, poor and have no family but I can muster maybe $30K to start building and could take out a loan for the rest if I needed much more. I think this would be a cool spot but I know I won't be finding any work out here.

Sounds like you are looking at property that's either unbuildable or undesirable . You can't get water approval in Cambria right now and if you could you have to be on the water list. If the property is not on the list, them forget it

You can get on but there's a moratorium right now. No permits being issued. If there wasn't you may be 20 years down the list, or more...

If you are on the east side of the.coast range then remember that you can't drill a well because the ground water is naturally saline in most places. The ground water on the west side of the.coast range is good.though.

Santa Margarita is probably the best of all of those. It's not too far from San Luis Obispo and it has a nice small town flavor downtown.

But all of your options are in hot locations. I wouldn't even bother with California Valley. It's an hour and half from bakersfield and an hour from Paso Robles.

You are better off looking from Nipomo to Lompoc.
