Modesto-central Valley Area
I Will Be Moving To The Area Shortly. My Husband Will Be Working In Modesto. I Have Yet To Sell My Condo Here In Mi. We Are On The Net Constantly Looking For Homes To Rent With Option To Buy, And Or 55 And Over Communities..if Anyone Can Recommend Where To Start, I'd Appreciate It. How Are The Mobile Home Communities In Modesto? Turlock? Any Other Areas? Condos Are Also An Option-also Single Family Homes. Thanks For Any Information About The Area!!

yes.. tell us your price range...  we will be putting our home on the market in March or April...  Turlock would be a nice choice for you to live..  LOL
can't help you much with the mobile home questions here... but friends of ours just bought a new condo and they love it... they are in their 60's... it's not an adult community though....

price range
Right now we're trying to keep it as low as possible-we are definitely down sizing--would really like to keep it under $200,000. Being the economy the way it is--as you know--not the best time to sell--I still have a condo to sell here. I'm meeting with a realtor this Wed nite--I'll know more after that.
This is a big move for us..I'm getting alot of "what are you crazy"  comments from some siblings...I really need some positive feedback. I have 2 children in CA-my daughter in San Diego who is getting married in June and will never move from CA, and a son and his family in the Bay Area (about 2 hrs from Modesto)-who may or may not stay forever in CA--it'll be great being close to family-just being in the same time zone will be a blessing-but at the same time I don't want to go for broke! So, we're in the looking stages-condo's are nice too-I love my condo here--a house is good too if in the right area--can't seem to find retirement type places, like 55+ communities--that's why I was inquiring about mobile home communities and what they were like...we are in our mid 50's and very active, but want to be around people somewhat in our age bracket
So any inside info on the area-pluses/minuses would be very helpful! Is Turlock that far a commute from Modesto? One of the biggies about not wanting to go to CA was the traffic---I'm a horrible back seat driver   ..and I do better as a driver not passenger!!
So any feedback would be encouraging..thanks for your time..

What is it about woman and being a back seat driver, sometimes I feel like I'm a remote conrtol driver with my wife using voice activation, last year on vaction in Wy, I finally pulled over and said you drive I'm tired of this crap, she said,"oh no I don't want to drive" and I said if you don't drive we will sit right here forever cause I'm not driving the rest of the day, she drove for the next 2 days and that ended that, Thank God.

Turlock is a nice place to live and can be anywhere from 10 to 25 minutes to Modesto depending on what part of town you need to be in, not a bad drive though. Houses have dropped in price. The weather is 40s and 50s during the winter for highs and 90s and low 100s during summer. The ocean is about 2 hours away and the mountains are about an hour away. Hope this helps

Hi Snogirl,
WELCOME to modesto, its great here one thing to know you have to becareful where you live in modesto, turlock, there are bad sides of town and good I suggest before you buy you rent and take your time learning the area. before you buy. we have lots of nice apartment complexes lot of them new.
we have great weather the summer can be very hot and air conditioning is really nessary. in your car, house, and anywhere else you go. we also have very bad killer fog thru out the year at different times this can make getting to and from work a big big problem.
there are lots of house of all kind on the market we are one of the highest in forclosers in the country. we have very high property taxes here and that includes most of the central valley. do not be in a hurry to buy. another problem and that is why I suggest you rent first and learn where is good and where is bad.
there are afew low income senior rentals but nothing for the regular seniors and the low income senior housing has five to ten year waiting list. senior condo and housing to buy is very very expensive, and have high homeowners dues. take your time....
we are now retired and have sold several homes in modesto and surrounding areas we have lived here for twenty years, so Iknow where is good and where is not and I am being very honest with you. If you have more question please post and I will try to help you ......

Do You Know About The Senior Communities..i'm Moving My 97 Year Old Dad Out Too--the Stratford..there's Another ..bethel??..i'm Leaning Toward The Stratford At Beyer Park For Him..i Have To Get Him Settled First--one Of My Concerns Is Electric Bills In The Summer For Air Conditioning-which I Understand Is A Must--some Posts I Read About Electric Bills Sounds Like A House Payment!!..

hi snogirl,
In modesto we have modesto irgation distric or MID which is very easy on the budget, the smaller your place the cheaper to cool. Bethel is really nice I have hear alot of good stuff about them. stratfford at bayer park is nice too most of those communites include the uttlies. so you know I have a 1800sqft townhome and my uttlies in the summer are about 250. but I run mine at 70 -72 degrees all the time day and night. an in the winter its about 60.00 so if you advrage it its not bad. I have drive by both communites and they look nice. but have never been to either if your dad is able to do on his own there is Dale commons located on Dale road near the vintage mall they have studios, and all meal in a beautiful dinning room, they help with meds and stuff like that but you have to be indepented able to get around. its nice they have activies too.
on zipcodes some zipcode run from good to not good areas so its best to learn the area first . I will look around and try to give you some nice rental community, there are some new ones coming in they may be open now.
The only senior community are owned, the only rental senior communitys are low income I have no idea why they dont build nice senior rentals but they dont so far. there are afew senior community but they are very expensive and have high homeowner dues we have been looking but have not found anything we look all the time its not what I can afford it what I am willing to pay.
