Mountain house will be a bust for quite some time, it potentially might grow, when tracy hills starts expanding in 2012, until than its a bust. cell phone? anything will work.

I wanted to get a little bit of clarification. I've been here in Tracy for a week now and I am very impressed by Mtn House. They are building like crazy and it's a buyer's market presently. It is windy but not anymore windy than Tracy (especially the edges of Tracy). I think Tracy has less wind because it is more developed and the homes are closer to each other to defer some of the wind. Still haven't decided where to live since the inventory of homes is very high. I am still thinking we might try Mtn House.

If you can afford it id go with it. it is less developed but over all probably safer, and if it does grow it will be the wealthiest town in the county.

I've lived in Tracy for 18 years now. Things have really changed, wish I could say I like it. It feels like it's just another part of the Bay Area now. Housing price's are through the roof, crime is up and the neighbor hood is getting a lot darker.

They do now! They hit 1000 about 6 weeks ago, I believe

Ya'll are welcome to my overpriced hometown. The influx of higher bay area incomes has equaled homes those earning a living from local companies can no longer afford. We got out. We don't miss the low wages, the high cost of housing and gas, the increasing gangs and crime. Glad to have left the no longer golden state.

I live in Florida, which my husband got transfer to Livermore, California. What is it like in Tracy, We are buying a house in Tracy, what area is the best to raise kids with no gang. What is the best elementary school in Tracy. How far is the city from livermore? If someone can give me a great start that would be great. Its scary because in Florida the school don't have gangs.

I live in Mountain House and my experience is that there is only peace and quiet here. Livermore which is the city just before Mountain House (10 minutes away) is pretty safe as well. I do not know much about Tracy and only visit for the Costco. Have you already bought? Prices in Mountain House have really come down and I still think it is a great place to live for what you pay compared to the Bay Area.
My husband and I go to Livermore all the time there is a great little pub we visit and the downtown is charming. And to be honest we go to Pleasanton and Danville as well which has a pleasant social scene.

No gangs in Mountain House. It is diverse, tranquil and offers nice homes. I am 27 and my husband is 32 and we think buying here was a good decision for us. There is a great walking path along a spacious creek, there are parks nestled among the different neighborhood, the community is growing. I do think it offers many the "way of life" that many want - safe community, nice spacious homes, reasonable prices (compared to the rest of the East Bay), remarkably high rated schools (remarkably I say becuase the schools are so new). Oh, the wind is only during a couple months of the year...wait hold on, I just looked outside and... it's totally calm. We take walks almost every day, we sit in our hot tub in the evening listening to...absolute silence. The summer months are wonderful aswell. Sure, this is not Aix En Provense in France, but most cities are not.
Prices of homes in Mountain House right now are also very reasonable compared to only momths ago. Please let me know if you have any further questions I would be more than happy to answer. anna@stageit.org
