If looking for K-8 grades, look into the Jefferson school district. test scores seem to be higher, more small town mentality within the school district. south tracy is abit quiter (less traffic) than the area's north. Most of the traffic comes in through 11th street and the 205, this area can get very heavy during rush hour time and on weekends (everyone heads to the mall I guess). You can take a train into the Bay area for work via ACE, which picks up in tracy by the airport (very south part of Tracy). So you may want to stay north of Valpico if you are sensitive to noise. I would stay clear of Mountain house, its at the base of the hills and it is seems be al;most always windy, plus you still have to drive to Tracy to do any shopping. If you home school, check out the Lammersville school district (Mountain house area). Linne estate is not really in the city of Tracy, its county, you may not get much city services from that area, also its very close to the path of the main train (again, the thrill of a train whistle at 3 am is not always pleasant). Good luck, At first when I moved in, I was not impressed, but now, I do enjoy the relative isolation compared to the overlapping crowed cities of the bay area.
We are moving to Tracy in 2 months. (military move, so no choice but to go) Which neighborhoods should I target, if I want my kids to be in the Jefferson school district?

Thank you! Your comment is very uplifting. We are moving from Lawton, OK to Tracy (military move) and they say there is a gang problem here, too, but I've never come across any problems, I hope it will be the same in Tracy.

to those that think Central Texas is better than Tracy... yeah if you are a bigot you will love Texas, otherwise stay clear of that state! I was born and raised in San Jose, lived in many different states and places, I work for the government, and I make a good money in the Bay Area but cannot afford a decent house, hence, moving to Tracy. Done my homework, I have worked in law enforcement, for those of you that compare Tracy to Oakland, you are smoking crack and totally trippin! The commute will be a *****, but I want a home to raise my children in. I'm sick of apartment living, every time my kids want to giggle and have a good time I have to worry about neighbors bitching about the noise and apartment owner threatening eviction... apartment living is no way to live for kids... for those of you that make 300k a year, then yeah but a good house in San Jose... the rest of us have to look elsewhere. Tracy is a good option.

There are "gang problems" and bad kids in every state and town. The white kids in the midwest are not so innocent either, making meth and making babies... or huffing out behind the barn... Your best bet in any town or state is to make sure your kids know they belong to you and your family, they are included, they are wanted, and cherished. Kids have to belong somewhere, if not at home, then a gang, or a drug induced haze.

Prices this summer are the lowest I have ever seen them... 4 bedroom 2 story house for $175,000... but check out the taxes, Mello-Roose can add some bucks to your payment.

Smile To the Mountain House Community

To the Mountain House Community:

Do you know of anyone who is trying to sell their house and would rent to us for 4 months only? We have a home in Suisun City, CA and my husband and I are accepting a job project in Tracy, and it will only be for 4 months. If you know of anyone who would possibly do this, wow it would be good for them and good for us. Sometimes it takes a while to sell a house, and we need only a house for a short time.

We own two houses in Suisun City, and we are very clean, professional and hard workers. It's hard to go far away from your home and rent an apartment, but we may have too. Anyway, My husband is an Accountant, and I am a mom and work in Administration. We have a 3 year old daughter. If you have any friends, or aquaintances that would like to do this, email me back.

I stumbled on this thread while doing research about Tracy...i was going to send you a personal message to ask more about it but it looks like you don't have it available. first of all thanks your opinion about Tracy. Me and my family of 5 (soon to be 6) are getting transferred out there sometime middle of this year. My job's going to be out in Fremont but I wanted to find a nice suitable place for my kids to grow up in, and I found Tracy is a pretty affordable & nice place to do it. We are currently out in Dallas/Ft Worth, TX but originally from San Diego..my decision to move back was partly to be closer to family, and away from Texas...not that we hate it out here, we just feel we don't belong here.

you post was a year old, I was just wondering if the situation is still the same...it's a toss up to me as where to live. I wanted to live out in Fremont/Union City/Newark to be close to work & all the other things. but I figured I'm willing to sacrifice the commute so I can give my kids something better, nicer, & more family friendly to live & grow up in.
