Hart Flat? PLEASE, anybody!!!!
I could REALLY use advice from anyone familiar with the Hart Flat area. I was told by a realtor that you cannot really find any properties (with a house) under 5 acres, or under $400K for that matter. He also said it is mostly dirt roads, some areas no electricity, etc. I find this hard to believe. I know there are homes for sale for $500-900K....are you telling me these homes are at the end of dirt trails?
Anyway, are there EVER any homes in that area that sell for under $300-325K? Maybe a smaller home on 2 acres or so?
All the realtors keep trying to talk me into Alpine Forest (cheaper) but it's too high elevation (above 4,000ft) and too much snow/cold for me. Same with Bear Valley Springs.
Any info would be greatly appreciated. I live in the Midwest and hope to move out there in 2008.

Sounds like Hart Flat is similar to where I live. We have a bit more pavement, but very few parcels under 5 acres and lots of dirt roads and lot's of very nice homes at the end of them.
Here's one, I wish I had it listed or could afford to buy it. I am in no way associated with the listing company.

If you like Hart Flat, then you'd also like the areas known as Caliente, Twin Oaks and Walker Basin. Lots more to offer you in those areas. I'd ask your relator to look into those areas for you. Or you can Google them and look into them yourself. I don't know if we're allowed to post real estate offices to contact, so I won't do that here. No, I don't work for one, but I do know of one that deals with lots of properties in those said areas. If you're interested, feel free to PM me and I'll pass on the information to you.

Hart Flat, Tehachapi, SS, Old Town.....

Regarding the information on Hart Flat that your realtor gave you, I would say it's pretty accurate. There is one main, paved road that runs through HF, and the rest of the roads are dirt. The property is also very expensive. If you found anything in your lower range, I would expect that it may be a "manufactured" home, or something like that. Also, last I knew you could not buy a lot smaller than 5ac out there... If I remember correctly it was a condition of the seller when the original property was subdivided.
As far as Bear Valley, Alpine, etc... I wouldn't shun those places for the snow. Pretty much all of Tehachapi, except maybe some spots on the valley floor, are above 4000ft. Hart Flat may be at a lower elevation, but the roads are less maintained in the winter, and Hwy58 is notoriously trecherous during the winter months.
Did your realtor also suggest Stallion Springs, Cummings Valley, Mountain Meadows, and Old Town as areas to look at?

Hart Flat and the Greater Tehachapi Area

As echoed by riceme, your Realtor supplied advice is fairly accurate... although I do have one issue with it all. The Realtor should be giving you a bit more of their time to address these concerns of yours.
I too am a midwest (North-Midwest / Wisconsin) native and often compare the region to home. It snows, but nothing like the below zero weeks at a time I'm used to. Hart Flat would be, in my opinion, a bit difficult to navigate as most of the area is rural (nice rural, big homes with lots of land in rolling hills/mountains) & connected by dirt roads.
The price concerns you have are realistic, however - "Hart Flat" is a great area of real estate. The dirt roads, believe it or not, is part of the appeal. The lack of population is what is being sold here, along with the views and size of lots. For a similar feel, the posts here all sound quite good, but if your original purpose was to live within the Greater Tehachapi Area you can check out a website I run for Real Estate.

The area is full of great homes on 1-5 acres with fantastic surroundings. If you have questions for me, I'd be glad to help any way I can. I am not a Realtor, I do however provide this website as a service to the public at Realtor expense.
I'd recommend looking further into Stallion Springs, Cummings Valley, Golden Hills, & yes even Alpine Forest (maybe in the lower elevations). There are deals in Bear Valley Springs as well. If gated community atmosphere is something you might like, then Bear Valley Springs on the valley floor is highly recommended as property values there are sure to increase as the few remaining valley lots are sold off and demand increases.

Thank you for your advice. I checked out the website...it is nice, but I don't like that you cannot search for homes by location (stallion springs, etc). Or if you can, it certainly is not easy to find!  Yes, I will be doing a lot of driving around when I get to town, to check out various houses and areas. I DID drive through Hart Flat and fell in love with it....just don't ever see any houses for sale in my price range  . If you happen to hear of any, send me a PM!
