Default Buying an established business in Morro Bay

Hi All,
I figured since you all on here are such a wealth of information, I should ask some questions here too!
I'm looking into buying an established business in Morro Bay (on Embarcadero), and since I don't know much about Morro, I thought you all could fill me in.
What are your thoughts on the Embarcadero stores, is it swamped in the summer? Fun? Does the free parking accommodate all the tourists?
Any info that you can provide will be most helpful. Also, if there are any small business owners out there...what is the most important piece of information you can give me?

It's busy in the summer and generally parking is available on the days I've been there. Both on street parking and the lots by the boat launch, and morro rock. Nice place to live, very nice town. Are you looking at a retail store, service business, restaurant, or hotel?
