No one said we have no cut down on agriculture, Fresno and Bakersfield can develop ultra dense over a decade if focused development within a 5 mile radius.

Fresno people argue that's the greatest thing about it. It's 2-3 hours from places they would rather be. Lol

middle class folks in fresno can afford to do more leisure activities because living expense is a lot lower. those who live in closer proximity to beaches and what not probably have no money left over to do anything because most of their paychecks go to the rent or mortgage with a crappy house.

the middle class in the central valley like fresno is fine. the middle class in what you would consider highly praised cities although at a higher percentage live like the poor people in fresno---room and house sharing, no money left over for leisure, or can do all the nice things the perks of living in cities so highly praised because they have no money left over after rent. esp for those raising families, who make 100K, equates to living like sardines, or a crappy house in a bad neighborhood, or renting forever.

Is that a real quote from a Fresno Ad campaign?

Yes, those were real quotes from about 12 to 16 years ago when Fresno was trying to resolve its identity crisis. The City wanted its residents and outsiders to have a more favorable view of the town.

I'm not aware of a single such type of development in progress or in planning anywhere in the Valley. If such a place does exist, it's very low key. Indeed several of these dying or former rail lines could (and perhaps should) be rehabilitated or rebuilt for use as Light Rail, DMU, or even conventional heavy commuter rail with perhaps freight thrown in the mix. Alas, I'm not aware of even the slightest bit of interest in any city doing so.
A lot of what you have to say seems well informed, so all I can say is you haven't been checking up on things lately. Bakersfield plans are on their website.

That's precisely the business I'm trying to start. I could use some help; both labor and money.

There are three that do. https://www.co.kern.ca.us/dhs/pdf/SN...rs_Markets.pdf
