I'm surprised Lake Forest is actually slightly higher income than Irvine. I guess maybe Irvine is just a lot flashier than Lake Forest. Driving to Irvine, you see fleets of Teslas everywhere. I know it's California, and California is super green and progressive, but still, the number of Teslas in Irvine is incredible.

Mission Viejo as well as Lake Forest higher than Irvine. Yeah, that surprised me too.

In fact, Rancho Santa Margarita (not listed as it's too small, but I found data through July 1, 2019 at census.gov) is higher than Irvine at $115,073. That didn't just surprise me, it shocked me.

Keep in mind Irvine is a very large city with a population inching towards 300,000...so for it to have a median income that high is very impressive.

Oh, for sure. But the image Irvine presents for itself is so upscale that it's surprising that a little nothing suburb like Rancho Santa Margarita (20 minutes away) has a higher household income. I live in RSM and go to Irvine often, and I didn't expect that. For example, real estate is much more expensive in Irvine. My three-bedroom SFR is valued on Zillow at about $700k; in Irvine a SFR the same size and vintage is $850k.

Interesting. I live in the Antelope Valley in Palmdale. Our neighboring city is Lancaster. Such a disparity between the two cities which are just 7 miles from one city center to the next:


City ---------Median income---------crime rate (2019)------Violent crime (US avg.=4, CA avg.=4.47)

Palmdale ------$71,774-------------19.53 / 1,000------------ 3.8

Lancaster -----$56,672------------- 31.59 / 1,000 ----------- 7.53


Now, to be honest, most of Lancaster's crime problem is concentrated in a few neighborhoods in zip codes 93535 and 93534. The rest of the city is seemingly safe, from my observations.

Irvine has always been hyped, sometimes just to boost RE sales. Homes cost more in Irvine than in RSM, but there are also relatively few home owners in Irvine.

Yes because of Chinese foreign investors who don't even live in the house they bought in Irvine and all the university students who obviously don't own.

Sure, although San Jose has a population over 1M and a median income over $115k. Now, that is impressive, especially considering that SJ traditionally housed a lot of working class folks who couldn't afford the other Silicon Valley cities.
