It's housing is almost strictly single family homes, except along Sunset Blvd. Sunset is the main throughfare, and you will find it is the most efficient route in/out of Palisades. Palisades is one of the very few places in LA that retains a family-friendly environment. Weekly, the community assoc. shows films in the community park at dusk. The community park is loaded with nice things to do: basketball hoops, tennis courts, a skate park, indoor gym, and a playground. It's right by quaint downtown Palisades, and very walkable. Homes in the downtown area start at $1 million.
Downtown is home to two grocery stores: Gelsons, and Ralphs; Fresh Fare. There are not many chains in downtown; besides a Subway, Panda Express, and a Blockbuster. There are NO bars or clubs. Palisades has strict commercial and residential rules. However, there are several upscale restaurants which serve alcohol.
One of the best things about Palisades is it's natural beauty. The canyon areas are gorgeous. There are three trailheads that start in Palisades and you can hike from Palisades all throughout Malibu. Will Rogers is a great trailhead to ride horses. There is a community YMCA with a pool in Temescal Canyon.
Palisades Highlands is the newest development in the Palisades. It is in the hills close to the Sunset/PCH intersection. The area is very safe and quiet. There are four/five gated neighborhoods up there($1 mill-8 million), and many condos/townhomes($500k-2 million). There are a couple clubhouses with pools/fitness centers as well. ..Very nice.
Rush hour is not bad in the Palisades. The main areas where you will experience delays are to/from Santa Monica...on PCH between Channel and SM Pier/California Incline. And Sunset Blvd. will have always congestion in Brentwood from 405 to Bundy. After that Bundy it is smooth sailing.
The style of homes is very country. Often single story. Construction is mostly pre-1970.
The nicest neighborhoods are Almalfi(Spielburg lives there!), Castlemare, and Huntington is also nice.
