I am planning to relocate from Southern California to somewhere north. I love where I now live (Port Hueneme), but need to sell my house for the equity. I think Salem, OR would be a fairly good fit (I know about the weather), but would prefer coastal Cal. The northern coastal towns are too isolated regarding medical care, shopping, etc. as I am a senior. So. Cal. is too expensive. Therefore, I'm looking at the central coast. A mobile home park would allow me to live in an area I might not otherwise be able to afford and leave me more money to do other things. Any ideas? Thank you in advance for any help with this huge decision.

What is it about the coast you want? We lived by the coast (within a block) for over 30 years & then relocated to NE CA. I spend much more time, on water related activities now, than I ever did on the coast, we have the lake. Rent or buy a small boat.

If you're looking at Central Coast, I'm assuming you're looking at areas between Pt. Conception and Santa Cruz. Honestly, the nicer communities (SLO/Pismo, Monterey Peninsula) are going to be very pricey as well.

You could find cheaper in one of the agricultural towns (Santa Maria, Salinas, Watsonville), but I don't think the communities are as nice and you're a bit further inland.

If you don't mind inland Central Coast, I like the area around Paso Robles, but it does get very hot there.

The coastal climate is just about perfect for me. I don't want cold, snowy winters or severe heat in the summers, plus my boating days are behind me. But thank you, Evening Sun for your input.

Roadwarrior101, I agree with everything you said. That's why I'm interested in renting a mobile home. I'm just not familiar with any nice mobile parks.

Check Zillow or Realtor.com for info on what parks there are and costs.


Example for Pismo beach which I like.

OP, I might have just the ticket for you. This is a very nice, beautifully-landscaped mobile home park on the edge of a golf course in San Luis Obispo. Absurdly affordable (listing says: no property taxes!), looks like a high-quality home without the trailer-park look at all. The "park" or "community" has a pool & gym. Take a gander. OTOH, if you're looking for easy beach access, this location isn't for you. But it's pretty impressive.

The space rent is $1,271 a month on top of the $220K price tag. A quick rule of thumb when figuring out affordability is every $100 is $20K of house (probably a bit less with the ridiculous low rates). I’m sure you couldn’t find a house like this in the neighborhood of $450K, but you also don’t own the land? Just something to consider when looking at mobile homes.

I have seen mobile home parks in the Pismo Beach area, which seemed ok. I've never been in the market though, so not exactly sure what you'd consider nice.
