Tehachapi would be my preference OP. I'm not familiar at all with the Lancaster area though. Don't let the 44 min commute scare you. I can't imagine there is any traffic on that route which would make the drive a breeze. Just make sure you are okay with cold weather in the winter. It doesn't snow a lot but it gets cold. Summers will be much more tolerable. There is not necessarily a lot to do there so make sure you are one that likes to do things outdoors and has projects.

I considered Tehachapi when we were looking to relocate here. A major decision factor was DW is a city girl. She "needs" the shops, restaurants, and doctors, so we settled in Palmdale.

I get my country fix through a weekend drive in Leona Valley, through the canyons to Santa Clarita, and an occasional drive through the Angeles Crest highway to La Canada instead of taking freeways. Those drive through the canyons are breath taking. It reminds me the beauty of California!

Leona Valley is pretty but I do not want to live there. It is the San Andreas fault.

I live only a few miles away so if the big one happens we'll be ALL affected. The worse maybe the LA/OC basic where the ground is soft so it will turn into quick sand-like, a phenomenon called LIQUEFACTION.

So I am not worried. My property value may go up as a result because I would own the NEW beachfront property overlooking the Pacific Ocean.

When the San Andreas moves none of the land in the majority of Los Angeles will move in different directions. That will only happen to property on the fault or possibly very close. And I have lived through at least three major earthquakes in Los Angeles; if I still lived there (in the San Fernando Valley or anywhere in the area of the City of Los Angeles) I would not be concerned about the San Andreas.
