It's why I always believed Fresno was/is the next big metro after Sacramento, to gain population and an upswing due to still being realistic in semi-remote workers if they still have to go to the office few times a week. SJ can be as quick as 2 hours away, SF in 3 (of course no traffic). Sac was the easy no brainer as an oasis for the bay where nearly all aras of the bay area from SF to SJ is 2 hours and sometimes less.

Kings county/tulare county just doesnt have that same convenience. NExt up obviously is Bako which mimics fresno in that same closeness to metropolitan LA if not even closer, but only until Lancaster/palmdale area has become so unaffordable that the next stop is Bako.
Sad part is that Visalia has potential to be a touristy city. Most other towns in the southern sj don't. I guess they decided to go with the sure thing instead of taking a chance. Oh well.

It might be a blessing in disguise losing out on those warehouses. They could put factories or other types of work sites there instead(call centers, office buildings, etc)
Btw, Tulare county is having issues with crime right now. it's the worst I've ever seen. That should be their main focus. It's going to turn into Kern 2.0 if they don't fix it soon.
All This makes me think of when tulare county ppl used to laugh at fresnos crime issues back in the day. Tsk tsk

Ventana hills neighborhood info
Only 10 properties built, but they plan to put about 100 houses there

Fresno mayor says he's against rent control, but who knows if he has the power to stop it. It's going to get interesting soon.

Slow news on development/gentrification. I'll do my best updating ya

Edit:

Table mountain casino info below.

Porterville construction just started a few months back. I'm not sure what's going on in Madera.
More casinos are good- gotta go after nevadas biggest revenue stream.

"Suburban SoCal and Central Valley is seeing a demand bonanza. Likely from the Bay Area and perhaps due to more conservative politics. San Francisco rents are below pre-pandmeic amid tech exodus but 59% recovered. San Jose 88% recovered. Oakland has avoided this, only 3% recovered

Fresno Pacific is starting a bsn program (nursing) next year. Great news for the area. It should churn out 50+ new nurses for local hospitals every year

Lots of new restaurants on the way, but nothing much of else is happening. Tower theater sale is still on hold.

Nytimes mentions Fresno.
28.2 percent increase
See all the data with this link

Apartment list has their top metro price increases for January and Fresno wasn't listed. Not sure what's going on there.

Unsurprisingly, the West dominated the top slots. Here are the top 10 most overvalued communities, according to the study.

Boise, Idaho, where homes are selling at a 76.63% premium.
Austin, Texas, at 60.02%.
Ogden, Utah, at 57.36%,
Phoenix, Arizona, at 51.21%.
Provo, Utah, at 51.17%.
Las Vegas, Nevada, at 51.04%.
Spokane, Washington, at 50.04%.
Atlanta, Georgia, at 49.97%.
Salt Lake City, Utah, at 48.51%.
Detroit, Michigan, at 47.64%.

Tulare housing boom article

https://www.fresnobee.com/fresnoland...258305533.html

Affordable housing being built in SE Fresno

A nice house for 340k+ in hanford ca

Hanford is the cheapest city in the sjv

Fresno had a March for rental rights a few days ago. Not sure what the demands were, but if they were asking for city wide rent control, I don't think they get it. It'll happen one day, but I don't think the time is now. Check Fresno bee if you want more info, I'm sure they wrote about it.

Fresno rents dropped in February. Just 1% of a drop!

Affordable housing is getting put up in southeast Fresno.

New hotel is getting built in downtown Fresno. It looks nice, but it's small. People are disappointed that the size has been reduced, but it's understandable given the pandemic problems that have occured. Hotel industry can't be doing too well right now, best to play it safe.

Fresno, CA metro area:

- Median sales price: $391,500

- One-year change: +17.1%

Metros with highest median sales price

#1. San Jose, CA metro area: $1.4 million

#2. San Francisco, CA metro area: $1.4 million

#3. Santa Cruz, CA metro area: $1.3 million

5 million dollars of grant money will get spent on fixing up Belmont Ave. In South Fresno(side walks, fancy murals, etc) This type of money needs to keep coming.

I'm always amused win i run into people from the midwestern states in the central valley and they say " i like it here but housing is expensive". I think to myself, you think the central valley is expensive??

2 million is being donated to the Fresno airport for its new terminal. It's not enough to complete it, but it's a good chunk. I think the city secures the rest of the funding this year, and starts working on it next year.

Fee waivers are being used to induce infill growth. Good. Too many empty lots around town.

https://www.fresnobee.com/fresnoland...259282954.html

Real estate promo footage of Fresno .
It doesn't show the grit, factories, and homeless, but it's closer to reality than most negative Fresno videos I've seen online.
Fresnos finally starting to get cleaned up, and it's showing. Fresno has some pretty school campuses, wish it showed those.
Bakersfield has a similar video online. I'll post it someday (you can post it, billy, if you want)

https://m.youtube.com/watch?v=wR_1hyXRsro
.

Edit: tesoro Viejo is shown. That neighborhood feels like an extension of Fresno, but it's technically not in the city.

Number of million dollar homes triple in Fresno and Tulare county during pandemic. Haven't looked into it, but I'm pretty sure that most of tulares million dollar homes sold came with plenty of land(you're buying land more than the house). Still, good news for tulare.

https://thebusinessjournal.com/fresn...-the-pandemic/

Fresno share of million dollar house sits at 1.5%(was .5). I expect it to double or maybe even triple in the next 2 to 3 years.
Sacramento metro is at about 5.6% iirc.

Fresno bee wrote an article about the 'ugly' new hotel in Fresno. Dinosaurs in print media don't realize that hotels aren't the money makers that they used to be. Oh well

Kb homes is coming to tesoro Viejo. I'm surprised toll brothers isnt there. They need to bring them in.

The second Amazon distro in Southwest Fresno is supposedly still getting built. I'll try to get confirmation soon

Kern county politicians wants to ramp up oil production.
Not a good idea. CA needs to find a way to get more electric vehicles on the road. Dominate the EV market so we can finally dump gas.

Not a ton of news right now

Edit:
Bakersfield wants to get serious about fixing up it's downtown. Article

https://www.bakersfield.com/news/bak...340e6.amp.html

Fresno likely ends up with 10-11 homicides come April 1st.
That's mediocre for Fresno, but good for much of the country. Houston and Philadelphia probably end up with 120+ and 130+ homicides respectively come April.[Philadelphia population = less than 1.6 million]
