can anyone please tell me the law on when an apartment building is required to have a manager live on site? Also does the landlord HAVE to make the courtyard wheelchair accesable if a tenant moves in with no disabilty but down the road becomes disabled. Thanks! Hope your day is happy!

having an onsite manager varies with municipality, most are 10-12 units. As far as disabled, I honestly don't know, but I would think that depending on whether privately owned, or accepting government rental assistance for some tenants, that they would have to make the accomodations. Just my view, when I lived in OC it was 12 units or more in one city, 8 in another.

In Cakifornia, you need an on-site manager for 16+ units.

As for a wheel chair access, I would contact your local ADA.

My understanding and small amount of knowledge of ADA laws applying to lving units is that the landlord has to accomadate disabled folks by allowing them to alter the site (put in ramps, etc.) but then these ADA alterations must be removed and the p[rimises restored to original again by the disabled folks when they move.
Check out the california state website which will have ADA housing laws somewhere on the site.

If a person lives in an apt. with more than 16 units and there is not a live on site manager, is it true that a live on site maintanace person will suffice?
