chico rental market - when does it cycle? (hardwood floors, best neighborhoods)

hello all ... new to city-data but my fiancee has been here for a while and shared what she's learned.

so we're moving to chico, and we want to rent a house. the big question is that we live in davis right now and the new yearly rental agreements begin on 1 september - based on talking to some property management companies, it seems as though chico cycles earlier, like june/july?

is this so?

also, if anyone has a reputable property management company (or landlord) to recommend, that would be greatly appreciated. we're looking for a 3/2 or more with 1500 sq ft or greater, hardwood floors in living room and tall ceilings - we have a grand piano.
