Default Difference between NACA, ACORN and City of Oakland?

Im a first time homebuyer, and trying to research every resource possible. I've heard that NACA, and ACORN are good programs. Also, the city of Oakland and other Alameda county cities assist with providing a very generous, low interest rate loan for first timers for down payment and closing costs. So if anyone could provide the goods and bads of all these? From what I've gathered so far, the only bad thing I've heard about NACA is that they can be slow and lack efficency. Besides that they are good. City of Oakland or Alameda can help me afford more, perhaps? Advice? Suggestions?
