Don't know what cheap is anymore. I think that it is relative to where you are living in the world. A few years ago cheap in Oxnard would have been a 2 bedroom 1 bath condo for $280,000. You can now by single family homes for that price in Oxnard and Port Hueneme. In El Rio just North East of Oxnard you can find homes in the $170,000 range. A couple of years ago it would have cost you twice that for the same home. These are homes that do need a lot of work though. In the River Park development they are selling 4 bedroom 4 bath townhomes for just under $300,000. You can also find nice homes in Port Hueneme in the $250,000 range. You could get a condo at the beach for around $300,000 in Port Hueneme.

In the winter, I don't know of a single area that stays above 60 degrees. It was even 30 degrees where I live and I live in the inland empire. The beaches would be as close as you can get with those temps. The only place I know that is 60-85 year round is Hawaii. It never gets too hot or too cold there. It is expensive to live there, though.

Guadulupe! 4 miles from the ocean and a 3+2 house will cost you $150000.
If you need to be in the city, Long Beach or San Pedro are good bargins, be careful which areas you go to though.
South Central has nice pockets, believe it or not.

Guadalupe homes are $150,000 now? you sure? That's a huge drop from what they were. 350,000-400,000 before prices dropped. Guadalupe has a nice historic looking downtown which is slowly getting fixed up. I'd give that place about 20-25 yrs. first. I wouldn't live there if you gave me a house right now.
