so then how do explain the golden hills plaza in paso robles getting passed and having construction going on right now, and with an expected opening late this year? or what about the colony square center to start construction as soon as they get another bank to fund it? or what about Dove Creek Square in Atascadero where the Tractor Supply Co. is going?

I understand that the Super WalMart and Target shopping centers will cause traffic that is unfixable, and the stores are not welcomed by some enviromentalists, but the general public likes the stores. But then again, alot of people liked Dalidio's project and look where that ended up-dead.

Santa Maria mall owners object to Forever 21's bid to replace Gottschalks - Breaking News - San Luis Obispo

It seems that the Country Club Plaza and Santa Maria Town Center are not satisfied with Forever 21 and appealing their lease. It seems that these two centers are the only centers not satisfied with Forever 21 coming in. I think Santa Maria is wanting a Dillards or Burlington Coat Factory. Those are the only two department stores would come in most likely. And Dillards would probably replace the store in Country Club Plaza also.

It looks like the court will wind things up Wednesday for the auction results.

The Santa Maria mall is concerned about the specific location given the remodeling plans for the center. I believe the concern is that the reconstruction would force shoppers to walk through Forever 21 to reach other stores. That might not appeal to shoppers who are not in Forever 21's demographic.

There are several other shopping centers that filed protests, it is a common legal move. It doesn't mean they do not want Forever 21 or Macys but they did so to preserve their rights in the bankruptcy court. The filings can later be removed once they are satisfied with everything. But if they didn't file they could not protest later.

In Visalia the shopping center only filed to protect some of its rights. Their court filing says "Visalia has a tentative agreement with Macy's regarding assignment of the lease. Assuming that terms of that agreement are finalized and Macy's is the proposed assignee, Visalia intends to withdraw this objection. The objection is filed as a protective matter in the event that Macy's is not the actual proposed assignee"

Basically the Visalia Mall wants to reserve the right to protest in court if Macy's wanted to sublease the space to someone else or operate something there like a clearance center instead of a Macy's department store.

As this article says, the Visalia Mall plans for Macys to open in Visalia in time for Christmas shopping. This article also indicates that Macy's looked at 4 store locations before deciding on only Visalia and Fresno.

I am still bummed to hear that San Luis Obispo didn't have large enough demographics to leer a Macy's. At least we are getting a JcPenney's where Circuit City and Linens N Things used to be.

By the end of the year SLO will have Forever 21, JcPenney's, and Kohl's. And Paso will have Lowe's.

In 2010, Templeton is expected to get a library. Atascadero to get the new theater, and for Tractor Supply Co. to open in Atascadero.

And in 2012, if no EIR lawsuits come up, Super Wal-Mart will be in Atascadero. The city council is pro-growth, and a ballot measure in november showed that 70% of the voters in the city wanted a Walmart Super Center.

I did hear the Target in San Luis Obispo is having complications with traffic issues that the city, Target, or developer won't pay. And with an anti-growth city council I think the project won't go through.

While San Luis Obispo is a nice area, it doesn't have a large job base. Too many jobs are also low paying.

Median household income in SLO is about $43,000. But median household income in Visalia is now over $50,000 with a much lower housing cost than SLO. That provides more disposable income in Visalia.

It doesn't surprise me that Target is having problems. That seems to be the norm in the area for many new businesses wanting to locate there.

Ha ha, well that explains why Macy's didnt work here. Plus Macy's likes to be in regional malls and the SLO Promenade is just a nice power center.

And most of the upscale stores in San Luis Obispo are the boutique stores in downtown and at the outlets.

Talbots, Chicos, Abercrombie and Fitch, Sephora, and Pottery Barn are in the Court Street upscale mix-used center. Calvin Klein, Anne Klein, Polo Ralph Lauren Factory Store, Jones New York, and Nine West Outlet are in the Pismo Prime Outlets.

I also think Target wouldnt work since there is a Costco across the way, and there's a Kmart and Walmart in Arroyo Grande. So a big demand isnt really needed. A JcPenney's is more needed because there is a need for a traditional department store. All though, it will be a small JcPenney's like the one in Paso Robles. But it would carry cosmetics.
