Default Santa Barbara & Ventura Counties

Where could a person find a safe, affordable town (homes less than $325k) with good schools? Can't afford Santa Barbara, but would like to be within an hour or two from UCSB. I have a middle school/Jr high child.

You may want to look at Ventura, CA. Home prices can be found as low as 399,900 (I did a quick look on realtor.com) and if you are willing to live in a condo or duplex, you can do better. It's about a 40 minute drive to UCSB from there, depending on which part of the city you're in. Balboa Middle School is a good school, or at least it was when I was there. My niece attends there now, and no complaints.

Newbury Park (which is the western section of Thousand Oaks)

Check out Riverpark in Oxnard. You can buy a new 4 bedroom place in the low $300,000 range. It is freway close and the development has a new K-5 and a 6-8 Middle school. My 2 boys love the middle school. Riverpark is just across the river from Ventura. One issue there is the property tax is 1.99% though.

Kind of wondering though, you mentioned in one post that you were moving to Washington in the summer, and in another post that you were moving to Arizona. Have you decided where to move yet?

I currently live in Washington and plan to move to CA this summer. Initially I was looking at both CA and AZ due to cost of living, etc. But my heart is just set for CA.
