I have seen in some parts of San Diego or Carlsbad a 1+1 580 sq ft for $48,000. Dont know how the job market is there but if you have 80k you may be able to purchase out right. Id keep they rest in the bank for a rainy day. One website I like is www.walkscore.com you can find out whats near to your place of residence and determine how safe it is to walk there. Good luck

Lake County California has the cleanest air, also has great home prices. I know Middletown & Hidden Valley Lake could use a photography studio. Good luck to you.

Not to be a jerk, but you can't get a house in Denver for less than 200k...and I know the market's higher in Cali...
Your only hope is a dying owner who wants companionship...and doesn't care about equity...
I do wish you luck, but triple that and you might have a hope...in the middle of nowhere, not near a city.

Yes you can.
You can get many houses in the Denver metro area for under 200k. Hell, last summer prior to the major credit crunch(and subsequent housing jumping off a cliff) I was under contract to buy a 7 year old house in Parker for 200k. Same neighborhoods have houses cheaper today. Same with HR, parts of Littleton, Commerce City, Brighton, Lakewood, etc.
And since your profile says you're in Lakewood, I decided to take a look at Lakewood and pulled up 99 active SFR for sale right now at 200k or less, all in Lakewood itself. Cheapest is 60k. Small 2bd 1bth home, but it's a home.

  You can actually purchase a REO or Bank Owned property for as little as $48,000 here are a couple of links to prove this  ... it does happen with the right persons doing the negociations... notice it gives the sale price that is actually recorded with the county and date of sale (which is public information)

After I wrote the previous email I did a search in your area of Denver and heres what I came up with... the deals are everywhere but only availab
le to the astute investor.

Wow! Thanks for some of you for being helpful, as for the rude comments, that was totally uncalled for...
Anyways our price range has gone up since this post, i've done more research, and figured out where we want to live, we also have jobs lined up now, and this website was not a part of any of that, so thanks to those of you who were a bit helpful, and *********, to those of you who decided to dump on me rather than give helpful adive, turns out i didn't need you guys after all... Losers (thats for the jerks that think there funny) ha jokes on you!

DON'T move to Boron!! I grew up there and the town is a HOLE! It is SO bad! Almost every marriage doesn't survive that place and it is just bad, The temperature is the least of your worries, I live in AZ now so the heat doesn't bother me and there is cools down a lot at night so it is not too bad, but the town is horrible I would not recommend living there no matter how cheap the cost of living is because your family is more important than that! I would NEVER even think about moving back there. I may sound a little bitter but honestly you really don't want to go there..... Think about maybe a surrounding area of Lancaster if you MUST move to California although I don't recommend that either.... Try AZ!! It is NICE HERE and the prices of homes in Queen Creek, AZ is EXTREMELY low! Good Luck with everything and I hoep this has helped!
