Default California residency question

Hello -

I am currently a California resident but will be attending graduate school out-of-state for the next 1.5-2 years. During that time, I am planning to rent out my house. I intend to return to California after completing my degree.

I was wondering if there would be any issues with maintaining my California residency if I don't have a permanent California address during the next 1.5-2 years (since a tenant will be occupying my house)? Would there by any problems with DMV and other state agencies if my mail were being sent to an out-of-state address?
