I am in a similar situation. I bought a property that was foreclosed on, but there are squatters occupying the property. They are no longer staying there, but have left all of their belongings and had the electricity turned off. However, I am being told that they still have to be evicted! If you find anything out, I would appreciate you sharing.

If they are gone you just throw the garbage out. No need to evict someone not living there. Electricity just needs turned on in your name.

That's what I'm thinking too. Haul it all out and change the locks, nothing else to do.

Default Squatter's rights

Actually if they did not break in and have not destroyrd anything they have a legal right to be there they must be legally evicted from said property owner. You may try leaving an evition notice on the door, if not the property is considered abandoned by the owner. You must not have gone by there too often for them to take posession of the property. I was living in a place that went into foreclosure and was lied to by the owner, I was told on numerous occasions that the place was okay because they wanted to continue collecting rent, I had the default letters coming to the house and she continued to lie I had to make copies of everything that came in the mail so I could get my deposit back. I had a family member staying with me at the time I moved out and the family member remained, the family member has keys to the house and pays the utillity bills and water bill for the place, and they have mail going to the address, how do you remedy that situation?

that's easy, change the locks

If your family member thinks he has the right to stay there for free, then sue the new owner and see how well you do!

I have a similar situation. I lost my home to foreclosure and a family member was living with me but refuses to leave. I have left and now this family member has all the utlities in their name and still gets mail there. Sine I was the original owner, is there anything that can fall back on me from the new owners?

Depends on the city but in general squatting is not recognized and the intruders will be arrested for trespassing. You can also chase them out with a shotgun ...

i was invited to live with a cousin who told me they were being allowed to rent the house by the former tenant. She was told that she could subtrract the cleanup fee from her 1st months rent. a week or so after i moved in i had to be hospitalized for 4 days. When i returned to the house, the house had been vandalized and my cousin was gone. I was in the house when a lady showed up saying she was the legal owner. She called the police and i was made to vacate the property immediately without my belongings, and was issued a citation for unlawful entering without permission. Why is this legal?

We have squatters in our neighborhood, but the whole time we thought they were Section 8. We jumped through hoops to find this out. I clled Code Enforcement and I was told "If they have Utilies opened they legally estabilished residency. I cant believe this!!! I work hard and these ghetto thugs move into what was a 500K house moved in has destroyed it and they dont pay rent and now they actually live in this house with out being arrested for trespassing!!!!! Whats the point in anything any more. The thugs have more rights then us hard working citizens

what if the owner serves an eviction notice, and then the squatter calls the health dept,then the health dept gives the owner a 10 day notice to fix the violations written? can we still evict even with the depts notice in affect?
