Default House for rent in Madera, Ca 5bd 4.5ba, 3,300 Sq W/ Pool

Hi everybody. I have a 5bd 4.5ba rental property located in Madera, Ca. I have been trying to rent out this property for about 2 months now and I haven’t had any success. I am listing the property at $2,300 per month. I have it listed on the news paper and on cragis list. Can anybody recommend any avenue of marketing or advice?

No offense but it's Madera. Not many people with that much money for rent live there. You can buy a house and a have a smaller mortgage payment.

I don't know the Madera market but it probably is not far off from current rental rates there.

In Fresno, a 3300 sq ft house in a good neighborhood can probably be rented for somewhere between $2500 to $3000 these days. I'd have to check with some of my property investment friends to be sure.

The problem in Madera (as City Boy already said) is you have a small pool of potential renters for that price range and property size.

Unless your rental price is way below the current market, I think you will need to play up location and amenities to even draw some interest. Is it on the golf course, on acreage, in the Ranchos, etc. What is unique enough to even make someone interested.
