Default Looking for a Small Lake town?

We currently live in southern california and are looking to move to a small lake town somewhere in Califonia? Any suggestions? We vacation every year in Bass Lake and love the trees and climate.

What we're looking for:
- Small town feel
- Less Expensive housing
- Lake properties
- Recreational lake (boating, fishing, etc.)
- Lots of trees
- Lower crime

I know i'm looking for the dream spot, but it's worth a shot.

Any suggestions would be helpful. We're looking to open a small business near the area we reside in.

There are relatively few natural lakes near towns in CA. There are plenty of reservoirs, but, with water comes desirability, with that comes high prices.

The least expensive lake front real estate that comes to mind is Eagle Lake. A great lake, but expensive is Lake Almanor, you could live in Chester, a very livable town, just don't tell anyone you are from SoCal.

Minnesota!!!! No just joking I know you want to stay in CA. How about Yuma? Colorado River for a lot of boating activites and a smaller town..really hot in summer though but slower pace of life and still close to Socal to visit family/friends.

Maybe consider someplace like Paradise, no lakes right there, but certainly within a few minutes. Otherwise I would probably say, Oroville, but minus the trees.

Hey, I was going to say, NWA. now you say MN, we have better weather. ha, ha, ha!!!

The problem with Yuma, it isn't in Ca and it isn't for someone who wants trees.

Yea true..no trees....and I don't know the crime rated there either. I jsut thought it may be an idea...

Try Clearlake and the other small towns along that lake such as Lakeport, Nice, and Lucerne. Lakeport has a pretty nice downtown and I don't think it's too expensive anymore.

Valley Springs has three large reservoirs near it, but I wouldn't call it a "lake town". Certainly Bass Lake is a higher elevation than VS and has more in the way of tall trees.

Lake Tabeau in Amador county might be a fit.
