Default Olivehurst, Plumas Lake

We currently live in Southern California and looking to move somewhere less expensive. I realize Olivehurst area is "cheaper", but how is the area? Is it nice? Much crime? Any help would be appreciated. We're having a hard time deciding where to move. Schools are not an issue, since all of our children are out of High School.

OHHH My friend moved to Plumas Lake last year! She LOVES it! Hope you like it HOT! It gets hot there just like Sacramento.

Do you remember the 1997 El Nino and people were flooded out of there houses in NOrthern California? Well That's Plumas Lake! It's on a flood plain

BUT BUT BUT it's really nice and clean there

And she tells me the schools are new and TOP NOTCH!

I'm contemplating moving there too

Yes, the houses are cheaper.
We live about an hour away. We checked it one day. It's pretty boring and dry. Lots of new homes out in the middle of no where.

CADRMNDANES: What do you mean, out in the middle of nowhere? When I look at a map, there's a lot of cities around there. Do you consider Yuba City, Olivehurst, etc also in the middle of nowhere? Also, does that mean there's nothing to do nearby--no amenities, recreation, etc?

IN the olden days Yuba City and Olivehurst especially were deserted towns of nothing - they are growing now. I hear maybe even a mall!

They are just tiny - and Plumas Lake doesn't have it's infrastructure in place yet - it's just houses by themselves.

It's about 45 minutes to Sacramento. But not many people go back and forth unless it's for a job.

Don't worry - it's one of the fastest growing areas

You don't want to move to the Yuba City / Olivehurst area... unless you belong to a gang. Then you'll fit right in.

The Yuba City / Olivehurst area is the gang capitol of Northern California, and I hate having to even drive through it on Highway 99 to get to Sacramento. There's no way I'd recommend that somebody actually move there.

The cities I like around Sacramento are the Lincoln, Rocklin and Roseville areas... though Lincoln has just exploded development-wise in the past couple years.

I moved to Plumas Lake last year. Plumas lake is only a sprout right now, that is why the houses are cheap. This is a nice place. This area has all the potential to become a very nice place. We will have all new levees around us when completed they are suppose to be the 200 year protection. We have a ton of zoned areas which will be grocery store, starbucks, etc. They do not plan to build this commercial stuff until the new highway overpass is completed. The overpass is suppose to start spring or fall of next year (2008). Cal trans also has plans to widen highway 70 (towards Sacramento) and 65 and add a Lincoln bypass.
Plumas Lake is a new growing development. So far we have 3 new schools going k-8. Several parks, they just started what will be a new sports complex park. We also have a new fire Station and a child development center. This area is full of new young families, Military families (from beale Air force base) and retiered people. NOT GANGS!
At this point we have to use a zip code that comes up as Olivehurst. Eventually parts of Plumas Lake will probably be our own zip code. Olivehurst is not that nice at this point. Actually it is an Very Very small town (i think it has 1 or maybe 2 gas stations,post office, food stand, thats it). With all the new development of nice homes moving close to it (surrounding). It has gotten a little better in the year that I have been here. They got a new small shopping center. Totally remodeled the gas station. We shop in Marysville and Yuba City usually, for now.
The house prices are Great right now! I think it is the best time to buy. Plumas Lake - just 30 miles north of Sacramento, but miles apart in new home value.

I guess I should've been more specific in that I meant those two distinct cities, not the entire surrounding area is gang-infested. I'm sure Plumas Lake is a great little town.

At one time Yuba City had the highest per-capita crime rate in the entire nation, although the City-Data info shows that it's now down near the national average.

Plumas Lake was a huge Lake in 1986 when it flooded, and in 1997. Plumas Lake is is just what it says, a Lake. Perhaps it is a dry lake now, but it is in fact the lowest area along the levees there. So even if a levee breech occurs somewhere else in the area to the North or the South, the water will go to the lowest point which is in fact Plumas Lake. I know, because my family has lived here for the past 4 generations and I know the area extremely well.

Crime is usually a factor from the North, just look at the crime stats for Olivehurst, CA and at one time Olivehurst was the Meth Capitol of the world.

Plumas Lake is separated by the fact there is not one single commercial building there, only homes. If you read the forums at Plunmas Lake "dot" Info - Community Information & Forums Community Information & Forums, you will learn that the residents of Plumas Lake feel separated from everyone else in the area because of things like no commercial availability there. They were promised commercial access, however 3 to 4 years later, not one commercial business had developed out there at all. Possibly due to flood insurance cost for commercial businesses as it is in fact an extremely high flood danger area.

Yuba City, Rio Oso, Pleasant Grove or Wheatland are the best areas in Yuba and Sutter Counties to live. I know for a fact because my family has also been involved in Real Estate for the last 4 generations as well. I hope this helps you [moderator edit - realtor advert]

Not so! I am a middle aged single woman who recently bought a new home in Plumas Lake. I love it. It is clean and the people in the area are friendly. It is growing and has a future similar to Lincoln, Roseville etc. I can remember when Roseville was considered a "railroad town" now look at it. I could not afford a new home in Sacramento, Lincoln or Roseville.This is a great opportunity for me. I work in Sacramento just off Interstate 80 and the drive is beautiful.
