Default Deposits

I don't really know where to post this question...I'm just asking in general...

I've lived in 2 other apartments, but the first one was taken over by other people and we worked out the deposit between ourselves. My second apartment gave me back my full deposit because they were going to renovate the whole building and therefore didn't consider charging me for anything. However, this is the first time I'll be moving out after paying a deposit. I've lived in my apartment for a year and there are no problems except usual living wear and tear, etc. What I want to know is, I paid a $600deposit...how much should I expect to get back (a rough idea) when I move out? What are other people's experiences on this? I'm hoping for at least 1/2 the money.

If nothing is broken, stained, or missing you should get back somewhere between $500 and $550. In that situation all they should be able to charge you for, is for a crew to come in and give it a cleaning. They can only charge you for actual expenses, and it should be itemized.

True statement. In my apartments I manage, I don't charge for paint if a tenant has lived there over one year - unless they leave tons of nails in the wall or large bolts, then I'll charge them a percentage. Same thing if they put up wallpaper or change the color of the walls during their tenancy.

Cleaning is a legitimate charge (housekeeping). I almost always have the carpet cleaned and if I have to have a cleaning crew come in, those two charges comes out of the deposit.

Also, remove EVERYTHING - don't leave your garbage, old furniture, etc. for us to remove. My saying is "you brought it in, you take it with you".

I hope this helps. Best of luck. I'm sure you'll do fine.
