My husband and I are retired, have a decent income and can afford the Napa and Sonoma area (not in grand style but modest retired living) and are ready to leave the frozen north country for a mild climate, easier gardening, year round sailing, access to cultural events and outdoor living. We are very interested in the Napa and Sonoma areas for the climate (not too hot and the wine doesn't hurt either) and for it's aesthetic beauty. We have spent some time looking around and find that we like the Petaluma, Healdsburg and Sonoma areas. There are other areas that are lovely but we find them to be either too busy (Napa and Santa Rosa) or too expensive as in mostly large estates for sale. Are there any places we might have missed? Any advice for potential transplants? Thanks in advance.

Check out Lakeport on Clear Lake. It's a nice quiet sleepy town and there are vineyards in the area.

Greetings from Petaluma:

Napa is way hotter than Santa Rosa.

Healdsburg is hotter than Santa Rosa

Sonoma is hotter than Petaluma


If you like Petaluma, Healdsburg and Sonoma than scratch Napa county off you list, as none of them are in Napa.

So what's "too expensive"? Getting a handle on your budget would us help you better.

Over 700K is more than we want to spend for housing. We are looking for a small cottage type house, preferably vintage, with some property to garden, a 10,000 sft lot to a couple of acres at the most, a garage or outbuildings would be a plus as my husband likes to tinker. Ideally the property would be on the edge of town with city services or we could possibly deal with an in town place with a slightly smaller lot that we'd like. We'd like to stay in the 350-550K price range and we don't mind doing a little work to fix up some cosmetic issues or to take care of some deferred maintenance.

We have seen a few properties that met our criteria but aren't ready to commit quite yet as we have property to sell at home first. (Our real estate market is still healthy fortunately.) We also liked St. Helena and Calistoga in Napa county but in general they seemed more expensive for comparable real estate and had a lot of larger estates for sale and homes grander that we are interested in.

We are wondering about "gotchas" that are known such as areas with bad wells, ground water problems, flooding, or other areas to avoid, as well as the hidden gems we may have missed in our travels. Thanks for the responses thus far.

Smile living in sonoma

Check out the Creekside neighborhood in Sonoma. Houses are really cool Callifornia Patio-style homes and very reasonable 390K to 550K if it's been remodeled. Nice landscaping, beautiful walking trails, great pool, tennis. Very well-managed and solvent HOA. One of you must be 55 years old to live here but you can't touch any housing in Sonoma that even comes close to this for the price.

If you haven't already, check out Sebastopol. You might find just what you are looking for there. It is in Sonoma County -- I think Sonoma County is what you are looking for, rather than Napa County.
