Hello,

My husband and I bought a house in Patterson a year ago in thinking that he'll be able to find a job in Livermore but unforturnately he's unable to do so. We're looking to sell our house but it seems impossible to do so since there are houses for sell in every other block. Just seeking some advice in regard to what we should do. Should we put the house in the market or just let the house sit there?

Hello-
I would talk your options over with a qualified realtor as far as what your home may be worth. Where are you looking to go? I will tell you that in Stanislaus county, homes will propbably continue to decline for the most part into 2008. I tell people that if they don't have to sell now, then they should not do so.

If you really want or need to sell you have to LOWER the price. A house will sell and they do in this market all you have to do is price it right. If its not selling its not worth the asking price. If you do keep it PLEASE keep up on your yard. All of these foreclosures are dropping the values even more just from the curb appeal, most look horrible and are way over priced. I saw one foreclosure priced at $359,000 and just down the road the same house (new) is priced $199,000 and they wonder why its not selling WAKE UP!!!! The builders have lowered the price to move houses and it works now the banks need to do the same after they spend about $2000 on each one getting it to look good again. This house in the picture is priced at $359,000, to me its not even worth $125,000 this is the outside, imagine what the inside looks like. We have a long way to go in this mess!!
