Assessing cottage lot market valuation in southern Ontario? (sale, real estate)

Hello to all. I am active in the local forum for the Syracuse NY area where I live but have just been tasked by my elderly father to help him assess fair market value for a vacant building lot he has on Buck Bay of Bob's Lake in Southern Ontario (near Perth - about an hour away from Kingston). He purchased it from a friend about 35 years ago and now has a younger friend who is interested in buying it. The online listings I've found are mostly for cottages/houses, and the few for vacant waterfront lots are on other lakes.

What resources are available to help me in this process? My inclination is to just contact a reputable realty agent in that area (suggestions appreciated), but my dad wants to do this as a person to person direct sale and not through a realtor.

A local real estate agent is probably the best way to go, but, if you don't mind putting in a couple of hours yourself, you can use REALTOR.ca - Welcome to try and find similar properties.


I see some vacant lots on the north end of Bob's, but there doesn't seem to be much listed for the southern portion of the lake.

Of course, land values can vary by a wide margin depending on location, access, shore type, terrain, etc.

Why not just contact one of the "big name" realtors in the area and asking them for a preliminary appraisal? You should be able to get a rough idea of a reasonable asking price without committing to a listing.
