Finding it funny to read about a developer coming to FOrt Mc to build.
Hope you are bringing employees with you and are prepared for them to walk off the job to others paying twice your rate in the first day.
THe Crown owns all the land and it is released as they alone know the master plan.
There are experiened builders up here and they cant get it started.

heres how my day started when i was there up at 4:30am its -40 wait for the plant bus which is usually late or sometimes not at all. when i do get picked up i usually get the last seat next to the fat snoring N**fie pipe fitter that wont or cant move to the window seat. then we head down the hill to the highway (usually 30 min. to get to the highway about 2km) then the real fun starts a 1 hour ride or more depending on how many accidents there are or if the transmission is still in the bus from all the gear grinding of the 3days trained driver. when i do get to work im usually late and have to fill out a form in detail with the bus# and so on so they dont write me up or fire me. once work actually does start we all get treated like retards for ten hours or so then the whole thing happens in reverse ending with me at home around 8:00 pm-paid for ten hours. this cycle repeats itself for 24days straight followed by 4 days off. my point is that yes many people there do make a hundred grand a year for construction type jobs but its not based on 40 hours a week and there is a price to pay. but my buddy had it good, only paid 430000 for his single wide trailer.

Don't forget it gets to -40 with stunning regularity during the winter.

If it were as easy as throwing up some rental units it would have been done already.
From what I have heard, there is plenty of land that Fort McMurray could annex into the town but the provincial government won't zone it residential. The reasons for this are rumoured to be that the provincial government is reducing supply so it doesn't fulfill affordable demand. Land speculators who are politically connected enjoy windfall real estate appreciation this way.

There is no natural economic reason for housing to cost more in Fort McMurray than Toronto or LA. That is even taking into account the lack of construction workers, trades, and distance to ship materials. Artificial constraints to the housing market caused the prices to spike.

Default Beware of the lure of this city.

Since the oil prices went down there are more rental units available, but these are still renting at outrageous prices. Once the oil prices skyrocket again, and they will, it will be hard to find a place to rent. The construction and quality is atrociously bad …. builder wants to make $$ and the tradesman are typically a collection of Canada’s worst who can honestly get away with corners of a house built at 30 angles???!!!. The city is full of players, gamblers, addicts and hustlers (those who work for the oil company or the city have the luxury of keeping the negative element at bay -somewhat. Back to the renting situation …. about 5 months ago a one bedroom the size of small / closet bathroom was being rented for $800 and shared bathroom with “8” other people.
If you are coming to work for the oil company or the city …. It might be worth your while: however, if you are coming as a construction worker who is desperate ….. the builders will exploit you, dissolution you and the bad element will try to tempt you into a life of addiction.
