I'm helping my parents in a search for a vacation home. They are both in their early 50s. They are looking for something they can vacation to now, and eventually move to after retirement. They are not looking for a typical vacation area home. They are both from small Midwestern towns, and looking for a quiet, small town feel. They don't need a lot of stuff to do, though they are both active and walking/biking areas would be nice. They have friends and family in Charleston, on the southern side of the city. They would like to be within a 45 minute drive of the city. Of course, a location near the beach is preferable. Their budget is 600,000-800,000, but would prefer to stay about 600,000.

Any ideas of what areas/towns they should start their search?

I third Edisto Island! I was thinking about Edisto the minute I started reading your post. Verrrry little traffic, south of Charleston, quiet, small town, lots of places to ride bikes, less expensive than Charleston, on the ocean, GREAT place to vacation and also to retire to..... I would definitely start my search there if I were you.

So much to choose from. Edisto Island would be so quaint but it is 45 minutes away and there isn't much in the area. At that price point, your parents could pick and choose in the Charlesotn area. Even Kiawaha is possible....Seabrook next door to Kiawah is also real doable. Great vacation spots, a little more convenient to Charleston, a few amenities at Fresh Fields. I live in Mount Pleasant and think it is a great vacation and living spot. So many conveniences, easy access to beach, to the city.....you really can't go wrong......I would suggest they rent a few times and they will get a feel for what best suits them.

True Sullivans would be divine as well -- may be harder in that price range...but you never know.....

Within a 45 minute drive of the city---Seabrook Island fits the bill.

We chose Seabrook over neighboring Kiawah because of the "small town" feel (I'd always planned to own on KI; took one trip to SI and have never looked back).

Kiawah, Seabrook, Sullivan's Island, John's Island, Headquarters Plantation, as well as Isle of Palms or Wild Dunes. All would have options in/around that price range, and all would serve your parents well. You could also look into Daniel Island, which would give them all the amenities they could want and golf-cart access to it. All of the above would be within 45 minutes or less to downtown, and even less than that to the ocean.

Some of the areas will have higher insurance costs and/or HOA fees, so bear that in mind as part of their calculations. But Charleston has a host of areas that would be terrific for vacation homes, it will just come down to which place feels like "home" to them.

That's how I feel about Seabrook -- would choose it over Kiawah -any day.....
