I was selling something on Craigslist and the person inquiring about my items said they live in Mixson. I looked it up out of curiosity and it looks pretty interesting. I'm not sure I understand the concept though but the housing looks very nice.
I took from the webpage that it's like people living together in green areas with parks and a more country feel. The community hang together for concerts and different events on the grounds and soon there will be more businesses there and a more self-sustainable community.
There is very little commercial development planned, unlike Nexton. Basico and Mixson Market are great little stops, but it is in the heart of the grocery-market-dearth area and the surrounding neighborhood just isn't there yet. Let's hope for the best though.
The new part of Mixon, called the Mixon flats is beginning to open. I have been to the outdoor market that is held during the warmer months numerous times. It draws a good crowd from neighboring park circle and is a great time with pets and kids. The community has a very artsy feel to it. I would put the median age at around 35. I might actually be a possible buyer there in the next few years.
Mixon is another victim of the down turn...just starting and BAM!!!! I like it. Not for me -- the whole dead zone thing....but I think it has great potential. Personally I think it's gonna take time -- longer than more traditional development.
Nexton is being developed by the same people that developed Daniel Island. That should give you a good "feel" of what it will be like. A walkable, mixed use community.
I'm not sure I understand the Mixson concept and what they want to accomplish. It sounds like instead of it being an community of 55 year olds and older, it is a community of those in their 30s and 40s that have similar social needs. They enjoy getting together.
So where the 55 and older crowd would play shuffle board, the crowd at Mixson have a concert out in the field or do younger activities.
I don't get the positives of living in Mixson. What are people getting there that they aren't getting by living elsewhere?
ETA: I just lol'ed at myself when I said those 55 years old play shuffle board. Heck, 55 is young these days.

Mixson is a small N Chas gentrification; tries to replicate I'on (which tries to replicate downtown Charleston); claims to be DI'ish (minus the island isolation); and best bet, can be as safe, clean & community minded as Park Cricle. But the surrounding neighborhoods ain't anything like Mixson itself.
I don't get the positives of living in Mixson. What are people getting there that they aren't getting by living elsewhere?
It's just poor planning. They expect to build there, people will move in and THEN retail will pop up. How the heck are you going to get people to move in without firm retail options?
It's like the whole Daniel Island wants to come to Charleston county thing. Sounds nice on paper, but a new high school will take 2 years to be built and in the meantime kids will go to North Charleston High. Yeah I'm sure everyone there will be pleased by that!
