Default Moving to Mt Pleasant. Any homes NOT in a gated community w/ HOA rules?!

Hi everyone! I'm moving to South Carolina soon and have my heart set on the Mount Pleasant area. Found several homes I loved in Dunes West - only to find out they have some of the most stringent community guidelines I've ever seen. I can't even ride my 49cc Vespa Scooter within their gates. That is a dealbreaker!!

Are there any homes in Mount Pleasant/Daniel Island in the 600k-1m price range that are NOT in a community - so do you don't have to ask permission to put up a fence or take down a tree or ... ride your own scooter?

HOAs are a real popular thing in MtP hard to get away from them....

Look down by the Old Village and you will find homes that are not in an HOA.

No HOA but then you will have to deal with MtP rules, like the woman who went to jail....

IMO in that range you're probably better off looking in North James Island / South West Ashley along the waterway...

She went to jail for missing numerous court hearings. Some people around here like to spin things around.

I will consider other areas like Daniel Island - but again, everything seems to be in a subdivision. I have 4 small dogs, which are not nuisance dogs at all, but every subdivision has some bylaw that limits the number of pets you can have to 2 or 3. Are there ANY nice surrounding areas that are not run like a dictatorship, where I'm free to let my dogs roam inside my own fenced in yard and drive my scooter if I want to?

I agree, I'm looking to build somewhere in the next five years or so outside of some ridiculous HOA area but closer to the water too.

Rode out to the SeeWee road area and there's some really nice property for sale that's within the range you mentioned. If there are no ridiculous HOA's or county codes for that area I may end up buying something out there when we're ready. But it seems like everytime they build a decent place they put in rules that only old retired people who do nothing but clip grass all day and spy on other people so they can create disharmony are loading up these places with overbearing and controlling rules IMHO.

I'm not going to spend that kind of money and deal with idiots like that, I bought a few acres out the St.Stephen way about 10 years ago before things started heading that way. I figured by the time I am ready to build more things will have built up that direction the way building was just popping up everywhere back then. The economy flatlined since so I doubt it'll happen too soon now, thinking about selling it and buying something closer to the ocean. There's some beautiful property on the intercoastal waterway up in Awendaw right past MtP that's reasonably priced, the wife and I are talking...
