And I would bet some thing Mt. Pleasant has been overbuilt.....
Back before the housing bubble started. It continued through the bubble and for a while after. Just removed the restrictions a few years ago.
The idea was actually good in spirit. It was an effort to slow construction enough to allow for schools, roads, utilities, etc to catch up and support new development. However, the builders complained, and loudly, about this policy. And then, with the bubble, real estate was sky high anyway. This added to it. It seemed everyone and their brother was buying real estate (whether or not they could afford it). Mt Pleasant real estate prices really got out of hand. There were some hard feelings from people that were priced out of the Mt P market.
You can compare this with Summerville during the same period. They put no restrictions upon building. Since builders couldn't over build in Mt P during the bubble, they moved on to Summerville. It didn't take long for infrastructure problems to arise. The housing market was flooded with new home communities. With the housing slowdown, some of these problems have been alleviated. So, in actuality, the Mt P building restrictions actually helped develop Summerville into what it is today.
The Mt Pleasant vs Summerville threads and the exclusivity or lack thereof issue really came to a head during this time. This has carried over to present day as well. So, there's actually some history behind this Mt P and Summerville rivalry.
The project had to be put on hold due to the real estate market, but it's very much moving forward. Lennar is in presales of new homes in that community and Mt. Pleasant, if anything, is staring at a housing shortage in the under $400k price range, so this will fill a bit of that need.
We went out there yesterday and were disappointed to see the few houses going in were crammed together like sardines in a tin can. They looked like detached condos, but more expensive.
Mary, take a look at The Refuge at Ravenel. My wife just listed some lots there and they're all 1+ acres. You're not going to find what your looking for under 500k in Mt P. It just isn't out there

We might just do that.. We've only explored out as far as Johns Island years back and actually liked the "rural country" look but prefered a neighborhood.
Ravenel....heck, why not go to Hollywood SC....it will be even cheaper for land there. Why not go to Cottageville, Walterboro, etc....even cheaper there. How far does one go away from Charleston before one does not live near Charleston....Ravenel/Hollywood is pushing it.
If you are around Charleston and say Ravenel..they think you mean cuzzin Arthur or the coke snorting son or the bridge......LOL
