In reality, you are correct. Scripture says, "Every man is a liar". However, in may brokenness, I still strive to put the interest of both parties ahead of my own. And in all cases, the buyer is buying from the owner. I simply help facilitate the 22 steps it takes to effect the success of the transaction. For this I am paid.

I used a realtor suggested by our resident real estate lawyer. He was attentive, proffesional, attended to our every need as we were communicating from out of state. This gentleman made extra trips to the property on our behalf, along with dealing with other parties involved in our absence.

I happily paid his fee, and I'll use him again for the upgrade

Interview a few different realtors on the phone, usually you can get a good idea if he or she is a good fit for you. Btw, "usually" the newer agents who are just starting out have the time and are willing to do more for their customer/client. That's how they build up a customer base.
