What are the average flood insurance costs these days in Charleston, Mt Pleasant areas? I am just looking for a range

There is no set number. Policy amount is dependent on coverage limits, credit scores, home's history, home's location in relation to flood plain, home's elevation, construction, etc. You need to contact an insurance agent and get a range. I'd say 1/2% of the purchase price, annually, but that would be a guesstimate, and given the above, could be quite low/high for some homes. Conforming rates could be as low as $450 for a flood premium, or well into the thousands of dollars for a home built below level or with insufficient open space for water to escape from.
