We're going to spend a day touring Summerville out next trip out in a few weeks. I searched the MLS for subdivisions that had homes in our price range of <250K, and there are quite a few.

I know as with anywhere, there are areas/developments that are better than others. I'd appreciate any comments on any of these - nice? not nice? good area? not good area?

White Gables (this likely will be off our list after seeing it, as we want a decent yard for the doggie)
Reminisce
Wescott Plantation
Fieldview
Legend Oaks
Branch Creek
Pine Forest CC
The Ponds
Hickory Ridge
The Bluffs at Ashley River

I think most of these are off of Dorchester Rd., but in case not, are there any roads we should stay off of? I've hear Sangaree is not so great. Any other areas?

Pine Forest is real nice, I drove through there today, counted 11 homes for sale on or just off of the main road..

Depending on how large of a yard you want for the doggie, Legend Oaks and Pine Forest will have the larger lots than the others. These are also the older neighborhoods in your list, but very nice.

Minimum would be .15, and we need a development that would allow - or preferably already has a house with - a 6' privacy fence.

Seems there are quite a few developments that have .17, .18, .19. Hickory Ridge has .24.

Trying to whittle down by area right now - nicer vs less nice or less convenient to things - grocery, drugstore, etc.

Came across one I had never heard of today - Pines @ Gahagan. Looks interesting.

I had a HUGE post, commenting on most of the subdivisions you listed. Just before I hit the post submit button my computer froze.

If I have time I will try to do it again later in the day.

I live in the Pines at Gahagan. We LOVE it here. It is an over 55 community right in town, and within walking distance of Azalea park, the Sawmill Branch walking/biking trail and less than three miles to the interstate. We have a nighttime security gate, club house and pool and low maintenance fees. We DO have smaller yards, though fences are allowed. Adjacent properties are woods, a cemetery and a church/school. We are located almost next to Fieldview, one of the other areas you mentioned. At present, we are about 1/3 built out and they can't build the houses fast enough. The subdivision will have about 109 homes at build out. We are like a mini Del Webb type community.
