I and a number of other members have commented upon the distinction between Summerville and Mt. Pleasant as well as other communities between Charleston and Columbia. South Carolina is no different than other states with respect to there appearing to be a direct relationship between the distance from a major city and property values and the fewer conveniences one finds further out.The Charleston tri-county area is one of the fastest growing areas in the state. Mt. Pleasant and Summerville, being two of the larger towns, have everything in terms of shopping, entertainment and restaurants that you would want. The schools are also good in both communities, which generally will have a positive impact on potential property appreciation that a home owner would generally want. If you want acreage and more of a country feel you would want to look at towns and areas between Summerville and Columbia. If you feel comfortable with and might prefer a nearby urban area, Summerville and Mt. Pleasant certainly are great options.
You may have seen a difference of opinion on this forum with regards to traffic congestion in Mt. Pleasant compared to Summerville. I have pointed out in this forum that in my opinion as supported fby the various town projects and programs that the town of Mt. Pleasant has moved quicker than Summerville in addressing the increase in population density and how it has and will affect traffic congestion and government services.
I don't think that the crime rate in either Summerville or Mt. Pleasant is a general concern to the residents of either town. I think that residents in both towns feel comfortable in any of the neighborhoods.
