HOA = Home Owners Association. Typically, it is a group of residents that regulate certain activities in a development. The 'rules' are generally taken over from the developer at some point, depending upon how far the subdivision has progressed.
Some HOA's are more, shall we say, 'concerned' with infractions than others. We can send you an example if you like. They vary in strength& scope.
FROG = Realtor speak for Family Room Over the Garage. I call it the basement of the South. Sometimes it is just a room, sometimes it has a decent closet & space which may be listed as a possible bedroom. More often I am seeing FROG's set up with a full bath and called a 'Mother In Law's Suite".
That description doesn't always help the sale.
