West Ashley is good for the most part. Some areas to avoid but most is ok. Avondale area is pretty hip with some good night life going on. Look for where Avondale Ave, Magnolia Rd and Savannah Highway intersect on a map.
Folly is great and also good for night life.
Goose Creek is ok but a bit far from the beaches. In my mind, if you're going to live here you'll want to live near the beach if you can afford it.
As a landlord myself, I prefer a hefty security deposit and 1st and Last month's rent up front instead of getting 6 months rent ahead. You'll generally find the better deals on Craigslist and landlords more likely to not mind your unemployment.
Often you can provide proof of funds if it is a smaller deal. Apartment complexes will be more stringent on your financial situation. I know some small property managers will just allow you to pay an upfront amount.
As far as moving to Charleston without a job lined up I don't think it is a bad idea. I moved here after college with a business degree and no specific job lined up. I would just say to make your first priority to get well connected. Since it is a smaller community often people hire who they know.
