They're getting harder and harder to find, but I've seen some nice homes in the 200s in West Ashley. Don't expect a huge home for that price, but you could find something smaller in a nice neighborhood. You won't find anything with that much land and in that price point out here, but some of the neighborhoods off Hwy 61 would have homes in that price range.
I live off Bees Ferry Rd, one of the furthest areas out in West Ashley, and am about 25 minutes from Folly Beach (unless it's beach season, where you can sometimes spend that long just waiting to get over the bridge to Folly).
West Ashley is a big area, and home prices vary big time out here. Yes, there are some questionable areas but there are also some really nice ones. This whole area gets a bad rep sometimes, but we have tons of families out here and nice homes.
