Adding Longpoint to the mix - drove through again yesterday - different section, which was nicer, and saw the amenity center.
Unless this figure is old, it appears HOA dues are very low at Longpoint - $435/year.
There is a nice pool, 2 tennis courts, basketball court, volleyball, soccer field, and children's play area. Not sure if there is a fitness center in the clubhouse, or if the HOA fee includes these amenities.
Longpoint offers a great location close in south of 41, has the Belle Hall shops close by for groceries, restaurants, etc., is very close to the beaches, and downtown Charleston.
If you can find a renovated house - as the development is older - seems like a great place to be. Mature trees, not cookie cutter.
As we were driving through yesterday, a deer ran right in front of us. Really beautiful.

johngolf - Thanks for the info. Unfortunately, we are not interested in a membership that includes golf, but we are absolutely swimming & tennis people.
Robynn - Thanks for confirming this. It's not a bad price for all of the amenities annually, if there wasn't the initiation fee.
Does anyone know do they ever run any specials - 1/2 off initiation fee, 1 month free, etc.?
Dunes West appears to be the most expensive - $380ish HOA with no amenities included - And a whopping $3,720/yr for pool, fitness, golf, and clubhouse.
Our HOA (in DW) is ~1400 a year (inside the gate), and we currently pay $840 a year for pool, fitness, golf and clubhouse, we have an athletic club membership which means you have access to everything and discounted golf, not free golf.
