So does this area have
1) Commercial? Cn one walk to a resturant, pharmacy, and a small gorcery?
2) Schools?



Live in Center City Philadelphia and considering a move to Charleston. Would love to move downtown but I fear the schools will be sub par and it seems to have some dodgey areas (even by philly standards).

I like urbanism, but I like the original urbanism (like cities) but I am willing to take a lookat some of these planned communities (WHite Gabels, Daniel Island, etc)

What about on the Peninsula? Assuming you can swing a house (price wise) what about the schools and stuff to do? Do people life on the Peninsula with kids?

OK. I will bite. Where (what area) and how small? COming from a 120 year old 1500 sq/ft...so small is relative.

I KNOW 120 year old living, although in the country & I think you may be more closer to the Historic abode.

But, 1500sf is nothing to sneeze at if you are considering downtown.

I need to ask a few questions:
Have you been here before? (point of reference)
Are children & therefore, schools, a consideration?
Where will you be working? (commute?)
What is important to you?

Yes, I have been to Charleston
Yes, kids, so schools are important. Would consider private but would need to ratchet down the house budget
Working from home so no commute, but because I will work from home "stuff" near by would be good
Stuff nearby and things for my kids to do (like play with other kids, playgrounds, etc.) If I can do that and be downtown that would be great.

Generally speaking...

North of the Crosstown
$350k-450k could put you in Wagener Terrace, behind The Citadel and 13-acre Hampton Park. Most homes were built in the 50's-60's and renovated afterwards. Sq. footage could range from 1500-2500+ in that price range.

$450-650k could put you in Hampton Park Terrace, in front of The Citadel and Hampton Park. Most homes were built in the 20's-50's and renovated afterwards. Sq. footage could range from 1800-2500+ near that price range depending on condition.

$575k-1.25m+ could put you in Longborough, inside Wagener Terrace, on the Ashley River. Custom homes were built after 2005, promoting a tight-knit neighborhood with a community dock, and still under 5 blocks to Hampton Park. Square footage could range from 1800-3000+.

South of the Crosstown

$600k-700k could put you into new developments like Midtown, starting at 1700sf, new construction up to just over 2000sf if I recall. Single family homes with the Urban townhome/condo-like living, blocks from King Street shopping and restaurants.


$650k+ could put you in Harleston Village, Radcliffeborough, etc. Nearby to MUSC, Colonial Lake, parks, and still within walking distance to downtown shops/restaurants. Square footage and prices varies, but you could find upwards of 2000sf in that range.

There are plenty of other neighborhoods and price ranges available. This is a simple generalization.

Having been born and raised in Philadelphia (attended the William Penn Charter School) I know how concerned you may be about the quality and cost of a private school education and whether public schools might be a consideration. Two private schools downtown are Porter-Gaud with tuition in the $13,000 to $17,000 range and Ashley Hall for Girls in the $14,000 to $17,000 range. If you would consider living outside the Charleston peninsula area you might consider the town of Mt. Pleasant and a community such as I'On. The public schools are excellent and certainly should be given some consideration. I have posted slide shows of I'on on this forum.
