Hello. Long time reader.
We are considering moving to SC. Would be working near Navy Yard in N Charleston. We are concerned how realistic it is to find...
New SFH, 3BR,2BA, 2 car garage, single level
with 1/2 acre or more of land (in a community or not) preferred
walkable/safe area
within 30 minute commute
Under $300k

Is this possible.

Your best bet is out Goose Creek area. That's a pretty tall list for $300k.

The more rural the easier to find at that price ... Cross or St.Stephen.

The commute time is heavily dependent on your schedule.

In my experience, the vast majority of lots in this price range within 30 minutes of anything are smaller than .3 acres. In more rural areas, like Johns Island, you will obviously have a better chance to find larger lots in this price range. There are a few homes out there that meet your description but the commute time will be longer, especially during rush hour.

I cannot think of any 'new' communities except Olde Park that are both walkable and have 1/2 acre lots. And it is the more expensive neighbor to I'on which is already high $.


If you can forgo new and maybe look at a remodel there are parts of Park Circle in North Charleston that could come close.


The 1/2 acre lot really only happens in the more suburban areas of Charleston. And only the older suburban areas. New communities are shoving them in cheek to cheek even in the sticks.

The land is what will cost you, community or not, anywhere near Charleston.

Haven't really looked that hard at just lots. Saw a few last week when looking. But of course when you find a couple lots on some side road, hard for a not "local" yet to know the area.

Have been looking at builders at the different new developments. As well as complaints. I know most will jump right into a negative review, and never hear from the folks with positive experiences. But it does make you wonder and adds to a long list of questions to ask. And get in writing.

So it seems the choice may become, closer to 45-60 minute commute or a much smaller lot!!

I believe my commute would be between 5-6AM and 2:30-3:30.

That commute schedule will help a lot as you will miss the rush hr traffic. The difficult combination as has been pointed out, is "new" and ".5+ acre". That's a rare combination in that price range.

For lots, James and Johns Islands, West Ashley, Goose Creek all can have .4+ acre lots for $100k or less.

Edit: Summerville too!

Would a house have to be brand spanking new or would a few years old be ok?

LocalHero, why not further out. Depending on what part of the Navy Yard, Moncks Corner could work for 30 minute commute, couldn't it?
