There are many neighborhoods in James Island and Johns Island that do not have HOA

You may want a HOA at some point to deal with neighborhood issues so just be aware of the surroundings!

Clearview, Fort Johnson Estates and Bayview on James Island have neighborhood pools. Belle Hall might be worth a look in Mount Pleasant. In the North Charleston area try taking a look at Park Circle is a nice neighborhood but no amenities. There is a racquet club that has a pool and it is reasonable.

Yes, it is possible. Contact a real estate agent who is knowledgeable of the area you are interested in and they will know what neighborhoods have no HOA and covenants/restrictions. When you come into Charleston these areas are often closer to downtown Charleston and more expensive. In West Ashley there is Byrnes Downs/Avondale area. In Mt. Pleasant the old village/old Mt. Pleasant (off of Coleman Blvd), and on James Island Riverland Terrace just to name a few. Best of luck to you!

I just moved here a few weeks ago. I was also looking for a home that wasn't in a cookie cutter neighborhood with high HOAs. There are a few nice subdivisions that have nice homes with unique looks/floor plans (like The Ponds). But, the lots are very small and they all have HOAs. I found a couple homes in the Summerville area that didn't have HOAs, but ended up going with a home and 5 acres in Ridgeville. It's a little farther in distance, but it's actually just off of the Interstate, so while I am driving another 15 or so minutes on the Interstate past Summerville, I"m not having to drive through all of the stop/go traffic with the lights/intersections in town. I also looked at some homes in the Monck's Corner area as well, so that may be an area to look at too.
